Prosperity Insurance launches another raft of new Conveyancing Indemnities
Prosperity Insurance is delighted to announce the introduction of a further 11 policies to its range of conveyancing indemnities. The move comes in response to increased demand from our clients for a wider range of policy coverage and takes our range to a total of 75 covering residential, commercial, and new build.
What’s being introduced
The new policies offered include what’s known as a ‘Section 38 Adoption of Road’ policy, which offers protection in the event of a shortfall arising in the outstanding mortgage. This could be caused by the relevant statutory authority demanding a contribution towards the cost of adopting a roadway because an S38 agreement has not been entered into, or where the developer has not fully complied to the agreement’s obligations.
They also include a ‘Section 104 Adoption of Sewer’ policy, which offers similar protection in the case of any statutory body demanding costs for adoption of neighbouring sewers.

Both of these policies have been frequently requested by our client firms – and we’ve introduced them to ensure that we’re delivering in a way that responds to the needs of the conveyancing industry.
