Why is indemnity insurance needed for property sales?

Solicitors must comply with the Solicitors’ Code of Conduct, the set of rules and regulations on the standard of professional conduct expected of solicitors in England & Wales. As part of this code, they are professionally obliged to always act in their clients’ best interests.

As a result, a conveyancing lawyer must give proper detailed advice to their client at all times, firstly about whether there is a legal defect in a property at all (giving full clarity as to exactly what that is), and then the various options to help the client make an informed decision on how to address the buyer’s worry, and any request for possible insurance.

In this case, the solicitor or conveyancer will advise their client about conveyancing indemnity insurance.
