Forfeiture of Superior Lease
This is designed to provide additional protection against financial losses in the event of forfeiture of a superior lease arising from the breach of covenants by a third party, resulting in forfeiture of the buyer’s own lease.
Crossover indemnity insurance (Dropped Kerb Cover)
The need for this policy would arise if the previous owner of a property has dropped the kerb to allow vehicles access without seeking consent from the local authority. This means there is a risk for the property owner, that the local authority may take enforcement action in line with the Highways Act 1980, incurring costs to the new property owner. Rather than contacting the local authority to clarify any retrospective concerns, this policy can be purchased to provide security and protection against any related financial losses.
